Just off Kensington Church Street, a couple of minutes walk from Notting Hill Gate (District, Circle and Central line tubes) and minutes walk from Kensington Gardens, the location alone makes this property attractive. The houses in Peel Street were built in about 1840 and originally housed staff who worked in nearby Kensington Palace. Today they are each worth over £1m and house the professional classes - how times have changed!



The owner and his wife are great travellers - evidenced by their numerous travel books, photographs and collection of objets d'art from around the world. When they are away exploring (often!) their comfortable home is available for you to enjoy.

The front door enters into a small entrance hall - the house has light coloured carpets throughout so leave your outdoor shoes here please - which immediately gives onto the main living area (22ft6 x 14ft, 6.85m x 4.3m). This is furnished with two sofas, a 2 seater and a 3 seater, and two arm-chairs round a low coffee table. In the cupboards either side of the working gas coal-effect fireplace are housed the TV (flat screen) + DVD and stereo system (jazz, blues, 60s pop, classical and opera CDs). French windows at the far end of this room give onto a attractive patio area - it's too small to sit out on but it nicely creates the feeling of a garden.

From the living area steps lead downwards to the kitchen - terracotta floor tiles, limestone worktop, central island, wooden cupboards - with all expected appliances including dishwasher and microwave, which is lit by a large skylight. Off the kitchen is "his" study area where you will find a computer with broadband internet access (you can bring your own laptop to plug in if you wish) and a small music centre with a further selection of CDs. A door-less opening leads the stylish dining room - walls in dark pink Veneziano stucco and a polished original French farmhouse table with comfortable seating for 6, 8 at a squeeze.

The dining room leads into "her" study. This room (12ft x 10ft, 3.6m x 3.1m) can be used as another sitting area, it also doubles as the fourth bedroom with a sofa that converts into a comfortable 4ft wide double bed. It has its own bathroom - shower, basin and loo.

Upstairs from the living area are two floors. On the first is the master bedroom (12ft6 x 12ft, 3.75m x 3.65m) with 5ft double bed. This has its own sumptuous en-suite bathroom (bath with hand shower, separate walk in shower, basin, loo and bidet).

On the top floor are two bedrooms, a double with a 4ft6 bed + TV & VCR and a room with 2 adult sized bunk beds. These share a bathroom (shower, basin and loo).

You are ideally positioned here - within 10 minutes walk you will find: to the north Notting Hill and the Portobello Road, to the east Kensington Gardens and Kensington Palace, and to the south the smart shops and restaurants of High Street Kensington - not to mention all the fine antique shops and boutiques you will pass on the way as you walk down Kensington Church Street.
